What it does

BP 04 51 is the blanket version of BP 04 50. Any person or organization for whom the named insured performs operations becomes an additional insured if the parties agreed in a written contract or agreement that it would be added. Coverage applies only to bodily injury, property damage or personal and advertising injury caused, in whole or in part, by the named insured's acts or omissions, or those acting on its behalf, in the performance of ongoing operations for that party.

Key provisions

  • Additional insured status ends when the named insured's operations for that party are completed or the contract ends.
  • The written agreement requirement controls; verbal promises do not trigger coverage.

Who needs it

Contractors who sign many job contracts and cannot practically schedule every owner and general contractor.

Quoting and selling notes

  • Completed-operations status is separate – add BP 14 02 or a blanket completed-operations form when contracts require it.
  • When the contract also requires the owner's other parties (for example the owner's lender or architect) to be insured, look at BP 15 80, which extends automatic status to other parties named in the construction agreement.
