What it does
BP 15 80 is one of the automatic additional insured endorsements ISO lists for the BOP: Additional Insured – Owners, Lessees or Contractors – Automatic Status for Other Parties when Required in a Written Construction Agreement. It responds to contracts that require the subcontractor to cover not only the party it contracted with, but also other parties named in the agreement – such as the owner, the owner's lender or the construction manager.
Who needs it
Trade contractors on commercial and multi-family projects, where general contractors' subcontract forms routinely list several additional insureds.
Quoting and selling notes
- Read the insurance exhibit of the contract: if it lists the owner and others in addition to the general contractor, BP 04 51 alone may not satisfy it.
- ISO also has a completed-operations version of the "other parties" automatic form; add it when the contract requires completed operations coverage.
