What it does

BP 14 02 provides completed-operations additional insured status. The person or organization in the Schedule is an additional insured only for bodily injury or property damage caused, in whole or in part, by "your work" at the location designated and described in the Schedule, performed for that additional insured and included in the "products-completed operations hazard".

Who needs it

Contractors whose subcontracts or job contracts require the owner or general contractor to remain an additional insured after the work is done – the most common construction certificate demand after ongoing-operations status.

Quoting and selling notes

  • Pair with BP 04 50 (scheduled) or BP 04 51 (automatic) for ongoing operations.
  • Check how long the contract requires completed-operations status to continue; keeping the endorsement on renewals is the agent's job.
  • ISO also has automatic-status completed operations forms; Texas and California use state versions.
