What it does

BP 04 50 is the BOP counterpart of the GL owners, lessees or contractors scheduled endorsement. The person or organization in the Schedule is an additional insured only for bodily injury, property damage or personal and advertising injury caused, in whole or in part, by the named insured's acts or omissions, or those of people acting on its behalf, in the performance of the named insured's ongoing operations for that party at the locations designated.

Key provisions

  • Coverage ends for injury or damage after the work on the project is completed (other than service, maintenance or repairs), or after that part of the work is put to its intended use by others.
  • The Schedule names the additional insured and the location of covered operations.

Who needs it

Trade contractors eligible for the BOP when a general contractor or owner names them in a subcontract or job contract.

Quoting and selling notes

  • Most construction contracts also require completed operations status (BP 14 02), primary and noncontributory wording (BP 14 88) and a waiver of subrogation (BP 04 97).
  • When the contractor has many jobs, the automatic-status form BP 04 51 avoids scheduling each one.
  • Texas has its own version (BP 14 74).
