What it does
CP 14 70 covers direct physical loss of or damage to the building glass described in its Schedule at the scheduled building, from a Covered Cause of Loss shown in the Schedule. Coverage applies only if:
- The insured is a tenant of that building.
- The insured has a contractual responsibility to insure the glass, or to pay for loss or damage to it.
Key provisions
- The Schedule sets location, a glass description, the Causes of Loss form and related endorsements, a deductible and a limit.
- Value is determined under the policy's Valuation condition, or at the amount the tenant is liable for under contract, whichever is less. Where the law requires it, glass is replaced with safety glazing.
- The scheduled limit is the most payable.
Relationship to the tenant's building property endorsements
The 09 17 edition of the program introduced CP 14 01 (scheduled) and CP 14 02 (unscheduled) Building Property – Tenant's Policy endorsements. Both handle building glass along with fixtures and permanently installed equipment. CP 14 70 10 12 remains in insurer form libraries for glass-only needs.
Quoting and selling notes
- Many retail leases make the tenant responsible for "all plate glass". Without this coverage, a shattered storefront can be an uninsured expense.
- Get the glass dimensions, type (tempered, laminated, lettered or decorated) and replacement cost.
