What it does
Adds the described rental dwelling as a covered location for liability purposes. The homeowners business exclusion otherwise removes premises liability for a dwelling rented to others other than the residence premises.
Who needs it
Individual landlords who own one or a few rental houses or small multi-family buildings and insure the buildings on a dwelling fire (DP) policy without liability.
Key provisions and limits
- Liability only; the rental building needs its own property policy (usually DP 00 01, 00 02 or 00 03).
- Carrier rules often cap the number of locations or units that can be added before a commercial general liability application is required.
Quoting and selling notes
- Make sure every rental is listed; an unlisted rental property has no liability coverage under the homeowners policy.
- Alternatives are DL 24 01 on the dwelling policy or a lessor's risk only CGL policy.
Editions and availability
Editions in use and where they apply: 03 22 (42 jurisdictions); 10 00 (11 jurisdictions: AL, CA, CT, FL, GA, HI, LA, NC, PR, TX, VI).
Section II changes affect umbrella placement. The ISO personal umbrella (DL 98 01) needs its own excess endorsements for business pursuits, home business, home day care and home-sharing exposures, so confirm the umbrella responds before relying on a homeowners endorsement for a business-type exposure.
