What it does
CP 00 10 gives only a small Outdoor Property extension: $1,000 total, no more than $250 for any one tree, shrub or plant, and only for a few named perils. CP 14 30 adds outdoor trees, shrubs and plants at scheduled locations to Covered Property. Coverage is subject to the Causes of Loss form named in the Schedule.
Key provisions (10 12 edition)
- The Schedule sets limits for each tree, each shrub, each plant and all items. The all-items limit is the most paid in any one occurrence, including debris removal expense.
- Added exclusions: dampness or dryness of atmosphere, changes in or extremes of temperature, and rain, snow, ice or sleet.
- An optional Vehicle Exclusion, marked with an "X", removes damage caused by vehicles.
- The Outdoor Property extension and the Debris Removal additional coverage do not apply to property covered by this endorsement.
Who needs it
Owners whose mature landscaping would cost a lot to replace after a windstorm, fire or vandalism. Examples are resort hotels, office campuses, retail centers with signature landscaping, and condominium associations with significant common-area planting.
Quoting and selling notes
- Get a landscape architect's or nursery's replacement estimate, especially for mature specimen trees.
- Windstorm is often the main cause of loss. Check whether the selected Causes of Loss form covers it and whether a wind exclusion applies at the location.
- Nursery stock for sale is a different exposure and is usually written on inland marine forms.
