What it does

BP 07 10 is ISO's lodging class endorsement for the BOP. ISO describes it as modifying Section I – Property and Section II – Liability to include specialized coverages tailored to hotel, motel and inn risks. An optional companion, BP 07 11, covers liability for guests' property held in a safe deposit box on the premises.

Who needs it

Lodging risks within ISO BOP eligibility: no square-foot limit, but buildings with exterior-access room entry may not exceed three stories, no seasonal operations (closed more than 30 consecutive days) and no bar or cocktail lounge with a separate exterior entrance.

Quoting and selling notes

  • Collect room count, stories, corridor type, pool, breakfast or food service, and any bar.
  • Ask about guest property handling (safes at the front desk) to decide on BP 07 11.
  • Consider liquor, utility services and business income adequacy for peak seasons.
  • New York uses state versions (BP 07 50 and BP 07 51).
